WiredScore’s ‘Smart Premium’ Moment: Why Digital Connectivity Ratings Belong Beside LEED and BREEAM

What is it:

A 2025 WiredScore year-end update from CEO William Newton argues that real estate has entered a new era where digital readiness is no longer a “nice-to-have”—it is core infrastructure for value, resilience, and occupier performance. The update points to (1) rapid AI adoption among corporate real estate teams, (2) growing evidence of measurable rental premiums for certified assets, (3) geographic expansion (including new market entries), and (4) scorecard updates focused on mobile performance, digital services, sustainability-enabling technology, and cybersecurity.

At the center of the argument is a market signal that reads like the early days of green building certification: a credible, third-party framework is increasingly correlated with economic performance. Cushman & Wakefield’s The Smart Premium analysis of 10 years of London office leasing data, combined with WiredScore certification records, reports an average 4.1% rental premium for WiredScore-certified buildings and 7.3% when buildings hold both WiredScore and SmartScore certifications. In plain terms, the market is starting to price “tech-resilient buildings” the way it prices “energy-efficient buildings.”

WiredScore also highlights the mainstreaming of AI in corporate real estate: JLL’s 2025 Global Real Estate Technology Survey-based analysis notes that the share of companies running CRE AI pilots rose from 5% to 92% in three years—a statistic that helps explain why occupiers and investors are raising the bar on infrastructure, data quality, and operational technology readiness.

Why this matters to Building Lifecycle Management (BLM):

BLM is about ensuring buildings remain valuable, operable, and adaptable from design through operations, recapitalization, and reuse. Sustainability ratings like LEED and BREEAM made environmental performance legible to the market. WiredScore is doing something analogous for digital performance—turning an invisible, complex set of systems (telecom pathways, risers, mobile coverage, resilience, cybersecurity posture, and smart building foundations) into a comparable, auditable standard.

An analogy: if LEED is the “nutrition label” for a building’s environmental health, WiredScore is the “bandwidth-and-immunity label” for a building’s ability to function in an AI-enabled economy. Without dependable connectivity and resilient building systems, even a highly efficient building can underperform—because modern operations, tenant experience, and decarbonization workflows increasingly run on digital rails.

WiredScore’s expansion also reflects a lifecycle lens. The certification now spans offices, homes, hotels, industrial/logistics, and portfolio/neighborhood scale. Notably, industrial certification criteria explicitly include internet service provision, mobile performance, future readiness, sustainability technology, infrastructure setup, and technology resilience—a practical checklist that aligns strongly with lifecycle outcomes (reduced downtime, easier upgrades, better tenant retention, and smoother compliance reporting).

Should WiredScore be elevated to the status of LEED or BREEAM?

The case is increasingly strong - because the conditions that created LEED/BREEAM-level importance are now present for digital infrastructure:

  1. Market pricing and investor relevance: credible evidence of rent premiums and differentiation is emerging.

  2. Global scale and repeatability: WiredScore reports certification at thousands of buildings globally and trusted adoption across 40+ countries.

  3. Ecosystem and professionalization: the Accredited Professional network is now positioned like LEED APs—creating a repeatable delivery model and common language across markets.

  4. Alignment with sustainability systems: A published LEED–SmartScore crosswalk (with Arc) signals that leading sustainability institutions see “smart + connected” as intertwined with decarbonization and performance accountability.

In short: elevating WiredScore to “industry rating system” status isn’t a branding exercise—it is an overdue recognition that connectivity, cyber resilience, and smart-building foundations are now as material to building performance as energy and water.

Are there significant contenders in WiredScore’s rating space?

There are adjacent contenders, but few true peers that focus specifically on third-party, building-level digital connectivity and smart technology certification at global scale.

  • Adjacencies (strong brands, different scope): LEED and BREEAM (environmental); WELL and Fitwel (health and wellbeing); RESET (air quality). These influence technology choices, but do not primarily certify the quality and resilience of in-building connectivity.

  • Emerging/sector-specific approaches: initiatives like a home-focused Smart Building Rating (Centre for Net Zero) signal growing interest in “smartness” as a measurable attribute, but they are not currently positioned as global, commercial real estate connectivity standards.

  • Proprietary benchmarks and frameworks: many owners and technology providers use internal scorecards or vendor-led assessments. These can be useful operational tools, but they often lack the comparability and market recognition that third-party rating systems provide.

Given this landscape, WiredScore’s strongest competitive threat may be less a single rival certification and more fragmentation—the risk that “smart building” becomes a patchwork of inconsistent metrics. That fragmentation is exactly why a LEED/BREEAM-caliber digital standard matters.
